The downsides of sealcoating

Sealcoating is oversold, and in a hard winter market it is oversold hardest. Here is what it genuinely does not do, when it is the wrong answer, and the specific way people in Summit County waste money on it.

The limit

It fixes nothing structural

Sealer is a surface coat roughly the thickness of paint. It restores the top and protects what is under it. It has no structural contribution to make whatsoever.

It will not bind a drive that is crumbling, close a pothole, or hold together crocodile cracking where the base has gone. Around here that last one is the usual ending, because the local failure chain runs water into the surface, under the slab, then through a winter of freeze and thaw until the base moves. By the time it shows on top, sealing it is cosmetics on a structural problem.

The Akron mistake

Sealing too often, which a bad winter talks people into

This is the one that costs money in this county specifically. A driveway comes out of an Akron winter looking terrible: grey, salt-bloomed, grit in the gutter. It is a genuinely alarming sight and it is often just dirt and this year's salt on a sound surface.

Coats build. Sealer applied over sealer over sealer stops behaving like a thin flexible film and starts behaving like a brittle shell, and a brittle shell in a climate that runs dozens of freeze cycles between November and April cracks and flakes off in sheets. You get the look you were trying to avoid, and you paid three times for it.

Rinse it and run the water test before booking anything. If it beads, what you are looking at is a dirty driveway, and the answer is a hose.

Practical

You lose the drive for a day or two, and it tracks

Twenty four to forty eight hours before vehicles go back on, and late in the Akron season it is the longer end of that because the cure is temperature driven and October nights here are cold. Plan where the cars go before the day rather than on it.

Fresh sealer also tracks onto shoes and paws for the first day or so. On a drive that slopes towards the house that is a shorter walk to your kitchen floor than you would like, so put a doormat down and tell everyone in the house.

Expectations

It will not hide patches, and it will not fix drainage

A patched driveway sealed uniformly is a uniform colour with visible patch edges. The coat evens the tone, it does not resurface.

And nothing in a pail addresses water that has nowhere to go. If your drive falls towards the garage, or there is a low spot that holds a puddle for two days after rain, sealing it changes nothing about that. The water still arrives, it still freezes, and it still works on the same spot every winter. That is a grading job, and telling you so is cheaper for both of us than sealing it twice.

The product

Ask what is in it

Ask what is being used and how much water is added on site. Sealer is supplied as a concentrate and is meant to be cut to a specification. Cut further than that and it goes on easily, looks right for a month, and is gone by the second winter.

A market with four months of freeze and salt is the worst possible place for a thinned coat, because there is nowhere for it to hide. A contractor who cannot tell you the product and the dilution is telling you something.

Say no

Five times the answer is no, or not yet

It still beads water. Not yet. Run the test again next April.

It is new asphalt. Six to twelve months of curing first.

It is crocodile cracked or soft underfoot. Repair, not sealing.

It is April. Akron still averages snow in April and the last frost is usually the first days of May. Get it measured now and sealed in May.

Somebody knocked with material left on the truck. No warranty, no business to call in spring, and a price that is low for exactly one reason.

The case for

What it does buy you, honestly

On a driveway that genuinely needs it, a coat keeps water and salt out of a surface that has started letting both in, and takes the ultraviolet that would otherwise break down the binder. In a county averaging 47 inches of snow a year that is not a cosmetic argument, it is the difference between resurfacing a driveway and maintaining one.

On a driveway that does not need it, it buys you a darker driveway for a year. Which of those you have is what the water test is for.

Resale

It helps a sale, and not the way people are told

Sealing before listing is worth doing, and it is worth being clear about why, because the claim it is usually sold with is not true. A fresh coat does not add its own cost back to the price of the house.

What it does is remove an objection. A grey, raveling, salt-bloomed driveway is the first thing a buyer sees from the street in this part of Ohio, and it reads as deferred maintenance on everything behind it. A buyer who has priced a resurfacing in their head has priced it high, because they do not know whether the base is sound either.

So it is worth doing before photographs and it is not an investment with a return. If a contractor tells you it pays for itself at closing, that is a sales line rather than a number anybody can show you.
